. here is the deal- About 200+ acres tillable just came available within 1 1/2 mile from me. Is sandier ground. Feilds are all 20-80 acres in size. Rent is $45/acre asking. Big operators are passing it up because raods/trails to get to feilds are to narrow for all their big equipment. Owner is kinda panicking as he likes it in crops and I am sure like the extrra $$ so I may pick it up cheaper. I would probably start with planting rye this fall and spreading my chicken manure aboput 3 tons/acre next winter and shallow plow in next spring to start improving soil fertility, and continue enriching with chicking poop if I can get a 10 year contract to keep running the ground. This would be a BIG step for me as I am just starting out. I have plenty of time on my hands and many freinds to share equipment with if I dont have it. My biggest issue is grain storage, I have none right now. I really dont want to have to dump it for the current price in the fall if its low as it was last year. Has any one made this type of jump lately and succeded? What options are out there for storage? I was planning on enrolling the land in thte Direct counter cyclical program if it is available in 2007, and would be running a min till practice since about 60% of the ground is lighter soil. Long I know but has any one made this work with out losing there a**?

I would rent it. I would and do use commercial storage. Try it for the first year or two, to make sure the land gives you the income you need to keep farming. I milk 300 holsteins and run 1300 or so acres, with storage only for crops used for my cows. Stored 35,000 bushels of corn and 8,000 bushels of beans last year in commercial storage. Paid trucker to haul away. Don't have to worry about storage damage, drying, maintainance, etc. Easy to add storage later. Don't want to add 2-4 small bins, then increase acreage and bins too small or in wrong place. Foreward contract grain at good price, then there's no worry about storage cost. We didn't contract last year, and didn't want to sell at $1.45-1.55 harvest price. Recently sold at $1.96. Not the best, but add $.40 for LDP, and it isn't bad. I'm not saying on farm storage is bad, just not something to build when just starting out. Wanted to have some last fall when all local facilities were full!

I think the on-farm storage is well worth looking in to. Used bins are not hard to find, not the worst to move. Don't need to totally dismantle them, although sometimes you'll find them with that already done. Downside of elevator storage is you are committed to selling to them or pay about a dime to haul it out, in addition to about 3c per month storage cost. Sometimes a dime dump fee as well. Better to keep it at home. Local 'neighbor' had commercial storage, bilked 65 of his neighbors out of 1.1 million in his bankruptcy. Neighbors had to pay drying and storage fees and could not get any corn out for their livestock! Even if you get only a few years contract on the land you could rent out your bins if you lose the land. (Don't build just one big bin) They'll pay for themselves in less than two crops.

I don"t know how anyone can rent out ground for 45, that hardly covers the taxes.

Ive got one field I rent of 28 acres and I get 3000 paid in advance.

ground here goes for 65 to 110 acre.

There is a good market for dairy, beef and horse hay. Sweet corn there is very high demand and a lot of farmer market competition. I did sell everything I had last year, and this year I have contacts in the twin cities area to sell in subards. Around here nonirrigated ground is between 25-75/acre. Irigated goes for 120-200/acre. I just want to get into farming as my farm requires only about 4 hours a day.

I'd do a little checking on the per acre profit of alfalfa and sweet corn. They lead the list here in SD. Throw in some orchard or timothy grass and you have the high dollar dairy quality hay.Isn't there a good market for that in your area? Could you get an average of 4 tons per acre for 5 years on one alfalfa planting?

It's been too long since I was actively involved in farming so I can't give too many answers. I do believe that on farm grain storage is as good as it gets, but that is not always possible. Most, if not all, of the grain elevators around her do offer grain storage for a fee. I don't know what the fee is, but it might be an option that would give you the opportunity to sell your grain when the market improves.
