going to build on a site that has termite history, big time. Is there a sure method to do to never have a problem latter on with them?

Having treated a house for termites once i did a fair amount of research on them. Western Michigan has sandy soil and lots of dead wood, perfect for the little buggers. The suggestion here is:

Have a professional look at the site. He will probably suggest treating the soil. No matter what, this is the cheapest way to go. Poured foundation walls are way better than blocks. Poured walls don"t have gaps for them to move through and they are less likely to crack. Clean up all the wood scraps while building. No sense giving them an incentive to hang around. Do not use wood mulch for landscape cover. Local pest control guy calls that termite bait. Do your best to keep the drainage away from the house. They need water and wood to live and wet areas are havens for them.

Get a good insurance policy too. And talk to the bug guy.

Had a home that had minor termite damage and post beetles. Caught it early, and got an annual aggreement with the Orkin guy. One thing they did was to put some sort of traps every 10 or 15 feet around the foundation that they'd check quarterly, and knock on wood, never found anymore. I didn't care much for them traps, figured they'd attract the termites, which they were supposed to do, but away from the house. I didn't want them attracted anywhere near the property, but hey, I aint a bug guy, what do I know.

By the way, heard the other day are seriously trying to bring back DDT. Not for farm or commercial use, but light duty to kill mosquitos that are spreading Malaria and other diseases that are on the rise big time because just about every effective pesticide has been removed from every market. The PETA types are going balistic over it. True.

I saw a documentary on DDT and my impression was that DDT was not nearly as dangerous as some said. When I was a kid DDT was blamed for causing bird eggs to be thin-shelled and therefore killing young birds, so it was banned in my area. That has since been proved untrue. I've also heard DDT is coming back.

Use as little wood as possible. I would look strong at foam formed concret walls and use steel trusses in the roof. My neighbor is just in the process of rebuilding his house from termite damage. Would have been cheaper to burned it and built a new one.

I live in termite heaven. The builders now use metal framing in all the homes. The chemicals that work have all been outlawed.

Best to use steel, but I have been using a lot of Borate treated 2X4, and 2X6. Little sticker on the end says interior use, above ground. Formosan's aren't suppose to bother it either. No special fasteners needed, but I use hot dipped galvanized, ring shank.

Seems most of the good dope has been removed from the shelves, might talk to a good exterminator. When we built a large garage we had the soil treated before we even poured the floor. Still found a couple years later a terminte dining place in a sill.
