One of the reasons you are getting a lot of rust at the bottom of your water heater is the tank is working at two low of a temperature and it is causing the flue gasses to condensate. An easy way to correct this problem is to recirculate enough outlet water to allow the tank to be above 160 degrees by installing a controlled bypass between the supply and return lines at the tank after the circulating pump.I hope this will help with your system

have been thinking of it also but I would need to go electric. have been to numerous manufacturer's websites...
then I found a website that explains how to calculate savings over tank water heaters (or under) and how long to pay back $$ spent. go to ask the builder.com and search that site for tankless water heaters. there are a few posts from people who have bought them.

hope this helps

if its only costing 30.00 a month to heat your house with a tank heater, why change?? it doesnt get any better than that. 30.00 a month sounds like a fairy tail price.. lucas

I assume you're using gas.

From the research I've done, it seems that although you can use a tankless heater, there's no advantage in doing so. Note that a tankless heater has a higher Btu/hr rate than a standard heater (> 100,000 vs. 30,000-40,000 Btu/hr). You'll need to be sure your gas lines are big enough for the higher Btu rate.

That is what we put in several years ago, no shortage of hot water, comes out so hot you can't hold the pipe by a long shot, this is about 30 foot by 70 foot shop, don't know about the $30.00 a month though, but it works pretty good..

problem is that I have some serious corrosion from the bottom of the tank,as though its ready to rust through for what ever reason. So if I were to replace it,should I,could I go tankless?

i dont think you will get the results you want with the tankless heater. the idea of the tankless is instant-short demand flow. i think you will need some resonance time to keep the floor warm as it is now.
