Am I Too Young?

I'm the kind of young'n that has a plan. I'm 18 yrs. old, Head Maintenance at a Christian campground, and in the process of applying to a union electrician's apprenticeship program. I think I do pretty well for someone my age. I also have a dream. I want to find an old, abandoned farmhouse. I'll gut and rebuild it myself while living at my parent's house. Someday I'll raise a big family in that house knowing that I hung all that drywall, and put in all those light switches. Thing is, lately I've been wondering if I should talk to some realtors in my area and see if they might have something I could look at, or if they know of anything. They might feel a little odd about having an 18 yr. old looking at old, broken-down, uninhabitable properties...so I guess that's my question. Am I jumping the gun? I tend to want the future now, but is it wrong of me to be exploring things a little?

Too young? Maybe, maybe not. Age isn't the most important factor in your situation; it's resources.

At 18 you have dreams and boundless energy. You can put in those 20-hour days that grind us 60+ year-olds into the ground. But - do you have a line of credit that's going to support you through this endeavor?

You want an old house that's cheap. You can find that. The cheaper it is, the more it will likely need, and the more time it will take. You'll get the roof fixed and the windows replaced to keep the weather out, and then you'll need insurance in case some vandals decide to break the windows. Insurance on an un-occupied house isn't cheap. As soon as you get the place gutted, re-wired, and re-plumbed, you'll want to do some drywall, and then you'll need to keep heat in the place, and so on...

Before you talk to a realtor, do a spreadsheet on your finances and see what kind of continuing resources you can bring to the project. It will be satifying, frustrating, rewarding, and expensive. We live in an old house that is a continual "work-in-progress" and has been for several years.

You'll be justifiably proud to show your children what you've accomplished. There is, however, the possibility that when you finally meet THE right girl, that your old house won't be as appealing to her as to you. Life is what often happens when we're making other plans....

im not sure that you are too young. I am 24 now and have been in a new house now that my wife and i built with help from family for over a year now. I started out sort of like you, but i ran excavating equipment on commercial job sites. The company i worked for only did rate jobs. So my future wife and i were able to get property and an old mobile home for cash. we fixed the mobile home to live in, got electric , well, and septic all put in so they would hook to trailer and future house. All i can say is dont let the bank just have your money. if you can wait for the money, its is worth the wait. A twenty year 40,000 dollar mortgage around here you would end up paying 70,000 back. And 40,000 isnt enough to build a very big house. just remember you cant over plan. good luck

Deep,

The reason those old properties are in the shape they're in is because most folks don't think it's profitable to fix them up. And they may be right.

Your general idea is good, but I'd focus on buying something that it in reasonably good condition but could use a little work. If you tackle a big project right off the bat, you're likely to get overwhelmed both by the work and expenses. Believe me, any repair you do will take longer and cost more than you think.

You can always sell (or rent out) a house that is in livable condition. If you buy a house that needs big repairs, you're looking at a negative cash flow situation that can wreck your credit for years.

One other note about the apprentice program. This is a great opportunity. However, it can take quite awhile to get into these programs because there's usually a waiting list. While you work your way through the application process, keep busy. Check out programs at your local community college, these are a great way to build your job skills.

No, you arent too young, as long as you have decent money saved for a down payment down. I was 18 when I first borrowed money from the bank, 20 and a full time college student and full time farmer when I borrowed money and bought my first farm. Only financing I could get was 12 months interest only at 2% over prime with 25% down. Hardest thing I ever did was try to sleep knowing I had to make $20,000 a year to pay the interest and needed to make double that for the payment so I wouldnt be paying for it forever. I did it, so can you, took me 6 years of working 2 and 3 jobs while going to school. I didnt get married for another 5, didnt waste a cent on anything that I didnt have to have (still cant eat $.25 a box macaronni and cheese, canned tuna, or raman noodles).

Great ambition. I am 31 and just did what you want to do. YOU ARE TOO YOUNG! I have worked as a realtor, property manager, contractor and flipped houses. So I know alot about what your talking about. Most areas dont require a owner occupant to have licensed people do the work. In most places as long as the owner does the work, its legal. (some areas may vary)

You dont have enough credit to get a decent loan rate. Not the end of the world, but reason alone to wait on buying your families future home.

Debt is something you want to avoid at your age. Its the trap your peers will get buried by and never attain wealth. AVOID IT ON EVERTHING BUT YOUR HOUSE! Except a credit cart to establish credit.

Dream big, but within reason and build your way there. I looked at a small old farm house near me for 38k on 1 acre last week. It had holes in the floor, and needed lots of work. If you can buy something like that, go for it. You will have a place of your own, energy to fix it, and it will be a stepping stone. If you bought that house and fixed it up, in a year or two you will be able to sell it and have made a cool 30K! Build your way up doing it like this and by 25 you will have well over one hunderd thousand in the bank.

To do this you will need excelent credit and cash. So start small so you dont get run over if something goes bad.

Lesson 1 I would be a Millionare if I hadnt fuc^^%d up my credit at your age. When I was 21 I Wanted to buy a bunch of Multi family houses in a up and coming area near where I grew up. My cred was bad and I couldnt get financed. Had I been able to buy those 3 or 4 places in 1997 I could have sold them for 1.3 mill in todays market. All I needed was good credit and about 30k. I was lucky and did get my grandmother to sign a short term loan on one place. Sold it at 23 and made 50k. I re-invested that money and borrowed another 50k (from family because of bad credit) To buy a fixer upper. That project made me another 30k. By the time I was 26 I had 80k in the bank. Prices got so high up north that my family couldnt help anymore. So that more or less ended my flipping. It did allow me to buy my first family house cash at 30 years old. Its an old farmhouse that was gutted. If I wanted to sell it today, I could get 60k more than I have into it. (not bad for 4 months work).

lesson 2
Re-read lesson 1 Im doing ok, but see why you need to make smart choices now!! Dont over extend yourself!

Dont get tied down with having to provide or look after others for a few years.

You have a great Idea, Just take a slower...smarter road there. If you make good choices you can be semi retired buy 30 like me. Here is the real secret...I owned 2 houses and had money in the bank when I met my wife. Because I had my sh&t together more than most 25 year olds I got myself a beautiful wife who also makes nice money. I bought her a house, so now I get to work when I feel like it or need some extra money!!!HA

If you have the gumption to do this ..Go for it.It's the best investment you can make.. If the project works out, you can sell it and go to the next one.. I've got a boss that pissed away 28 years of rent money , and has nothing to show for it.. If you can start a project and see it to the finish, do it..Don't start and loose interest midstream..Also watch expenses.. House payment, material expenses. Try to figure a 25% fudge factor with your income money [ i.e. taxes , septic system , well ] so you don't get in over your head. To make money, buy , restore , sell. Do this several times and you can have the 3rd or 4th one " free ", provided you figured enough profit in the sale of homes..Good Luck.. Your question if you are too young?? As long as you can get financed, You're not too young....I'm 54 now , My house has been paid off many years . I wish I was 18 to start off earlier than I did. A " Go Getter" will usually do well..Retirement time will come long before you expect it.. Many people don't think of it till they go to retire and find that things don't go the way they expected. Many companies are taking retirements away from employees.. Plan for it now.. A wise man told me many years ago " any dummie can spend money " I'll never forget that..

It might be a little early in your finacial life to buy property, but you have the right idea! I wish I had the forsight and wherewithal to get started buying property earlier than I did. But you will probably need to at least save up a decent downpayment before you can get a mortgage. But plan, save, and go for it. I'd bet you could own your own place in 2 or
3 years. That may seem like a long time to a 18 year old, but it isn't.

One other comment thought; as early as you can, start putting money into retirement plans; IRAs and 401k's and such. That is another thing I wished I had started alot earlier. $100 will likely be a heck of a lot more at retirement if you socked it away at age 25 compared to if you invested it at 35. Good luck.

Well my stepson is 15 almost 16 and he is buying a travel trailor 5th wheel type. That way when hes 18 he will have his own home. Ya its not much but its a start and he will have something to call his own. Shoot no its never to young to start looking to the future

If you decided to do that, you need a plumbing and electricion's license also. I am sure there are other licenses you will need in order to get the house to pass inspection. Otherwise you need to hire out the work. Sounds like a good idea, but if it were me I would get a little more financial background before I started taking out loans to buy property. You buy property, you all of a sudden end up with taxes, paper work, etc. Make sure you look into everything before you buy anything. Talk with your parents about it, they should be able to help you out with advice. Good luck

According to where you are young feller. Your idea is way ahead of your time, but that's a good thing. You show a lot of maturity that most of us lacked when we were your age. Down here in the hills of southwest Missouri, and probably most other rural places, You only need building permits for putting up a new structure. If you buy an existing structure, you can do to the inside of it what you want to. You get into the chickencoops of the city and you need a permit to f@rt. Go for it. You'll have something to be proud of, and stuff ain't gettin any cheaper. Harley
