Hey Allan,

Progressive Farmer Magazine reported 80 acres dryland farm land, no buildings, sold to farmer for $2500 per acre.
Did you get the field plowed yet?

The 40 next to my place just sold for $4400 an acre, we are 30 miles NW of Des Moines right on the Des Moines River. Realtor said the farmer had sold another (smaller) piece of ground for development and had to buy some of equivalent total value or the gov"t would get his profit as taxes.

Wow, $2500 I should sell amd move down there, in my township it is going for about $10,000/acre. I want to buy more but at that price I think I need to invest in a nother area, and milk this place out about 10 years

Well, yeah but,

If it sold fer $2500 and acre, that must be one of those farms that actually grow somptin'. Don't know anything 'bout those kinds of places 'cause I just buy junk nobody else wants; lots and lots cheaper that way. :>)

Heck no, I didn't get done! Went out there, it was 36 degrees and the ol' diesel was really grumpy when I tried to wake 'er up. Huffed and puffed something awful!

Rode the old devil fer 9 hours, pretty sure I plowed 'bout a thousand acres and don't ya know, I still have a full day to go yet.

Can't hear a blessed thing either. Think I might have to change over to John Deere; they say they are quite. :>(

Allan, PLEASE listen to me this time. Go to IH or some sort of tractor supply in your area. Get a 2ft exhaust extension for the mufflers on your Girls! It will make a World of difference on noise and DSL smoke blown back in your face. Look at the pic of my ol'girl, The voice of experience here.
Later,
John A.

Now John,

I ALWAYS listen to you, you know that! :>)

It isn't the exhaust that makes the noise. It is that dag-goned "diesel whack" noise that these things make. That insistant "hammer on the anvil" sound.

I really think that is why IH covered up the sides of their engines on the later models 'cause you can tell the sound of an IH 400 engine a mile away.

Wears on a guy. :>(

I had an IH 674 for awhile, and it was the noisiest damn thing I ever drove. Wondered if it was just the one I had. Not the exhaust so much as just "mechanical" noise. Had to wear ear plugs constantly. After first full day of baling (with PTO at combat speed), wifey asked how I liked my new tractor- I told her, "It's no Oliver, that's for sure". Sure could have used two more cylinders. Have since divested myself of the beast.

Yep, that's it.

They are the closest thing to a Detroit 2 stroke that I know. Just plain noisey. :>)

Allen,

Nice looking IH. Seeing all that flat ground in back I wouldn"t know how to act. I"d probably fall a sleep. Here we have to wear seat belts around this area to keep from falling off the tractor. (LOL) Looks to be good rich bottom land where your at.

Have to wait till it dries out up here to get on the fields yet not unless you have sand. I learned the hard way here years ago. One lesson is not to plow clay ground when it"s to wet. Like having concrete when it dries.

Hey Allan, I always like your pictures, but I sure would be lost out there, no mountains in the back ground. Way too flat and open fer me... Gotta have them great Big hills, with snow on the tops, on the horizon..:>)

Allan, Better wear ear protection. I've just developed ringing in the ears. Also ear protectors will keep your ears warm,LOL.

I'd like to work a big flat field like that for one season and get spoiled.

Yes Sir,

I wear those "Mickey Mouse" ears. Absolutely couldn't stand it otherwise. Those 400 series engines are just loud by default.

Place is laid out kinda nice. Every field has 1/2 mile runs.

I'll tell ya,

I'm just doing this fer the book-keeper's benefit. The farm, plow, tractor and the guy running it are all pretty much completely worn out.

There's truth in what they say, "You don't know what you've had until it's gone".

Think this is probably the happest I've ever been, just me, the dirt and that tractor out and away from everything. Sure is a good feeling and I'm have the time of my life. :>)

Dad just called today and some rolling hill ground in southwest Iowa, west of Treynor, sold for $3800.00 an acre. No way, no how, no time will that ever pay for itself. has to be for subdividing or something. Harley

Harley, that definately would have to be for sub-dividing. You just plain can"t hardly go west of Treynor anymore without running smack dab into Council Bluffs.

If that were in our area, that land would be snatched up so fast your head would spin. We've had offers up to $33,000 for our land so far, and by the time my brothers and I are ready to sell we'll probably get close to $40,000, if not more!!

I'll still need some land to play on though, looking at moving out a little bit farther, maybe my cousin's farm in a few years.
