OT...... Rent a shop

Hello,

I am thinking aboutbuying a vacant service station that is in good shape andrenting it out to "do it your selfers" and weekend warriors. To work on their own there cars for a fee. They will pay x amout of money for use of the the shop facillity and tools for a day or what ever to change there oil,ball joints alternators ect.... They will be able to do it in a warm dry spot...

With the exception of having to have a good libality policy and insurance do you think this will work???

This is just an Ideal I have been kicking aroud for sometime.

How about offering partial ownership to each of the people who want to use space. I don"t know if you can sue yourself.

There was one of those near me in the early eighties.I think the liability insurance killed them.It was worth the price just to get your car high enough on the lift to scrape the crud off.One day I went down there and it was a carpet store.I think it might do good near a military base.Lots of cars,no garages.

Vacant Service Station?? Did it have underground tanks? If it had or has them it can be a BIG and expensive problem if it hasn't been cleaned up properly.

I wish AutoZone would put up carports in their
parking lots so you can still work when it is raining.

I did see one AutoZone with full bathroom facilities
with showers and everything so you could clean up
after you fixed your car.
And if you parked up next to the building
the overhang of their roof covered your hood.
You could work on the engine if it was raining.
It was great for quick fixes or if you had to
change an alternator or something.

depends on the area you are in. And I would think the insurance would be real high.Higher than what you can potentially bring in.
It was the rage in the mid-late 70"s and then they all dissappeared.
If you yourself can wrench good maybe a better idea to open your own shop as most people do not want to bother.

Jonney I've thought about doing the same thing.

Liability is an issue.

Tools would either have to be checked after each renter or cables attached so they don't walk off.

Who would clean up after the jobis finished.

To watch all of this someone would have to be there fulltime and I don't know if you can charge enough to pay expenses and still get the costumers.

We have a place up here that rents shop space. I looked into it for doing welding and stuff but couldn't get enough interest. A friend had his own repair shop in a big building and rented space and tools out for people to do their own repairs. For some people it was great but overall it was a nightmare. He took a deposit on the tools so they were covered. The problem was that most people aren't mechanics and they were constantly asking him how to do stuff. A lot of times he just went and did it because that was easier than trying to explain it. The other problem was that he wanted to go home at the end of a long day. The so called "just five more minutes I'll be done" was often an hour or more. I don't want to discourage you but most people that want to do their own repairs are too cheap to hire a professional and don't know how to fix their old beaters. Hope this gives you some perspective. Dave
