O/T HOT WATER HEATER POP OFF VALVE

Just moved into a house and the pop off valve on the hot water heater keeps releasing when the hot tub is filled. This is a gas water heater. Should I replace the valve or possible turn down the heat? The water heater is new. Thanks for any and all advice.

Hello, I just fought this one. The pressure relief valve was lifting, so we replaced it ~$20. New one did the same. Got the expansion tank from lowes for $30. Installed and when checking pressure as directed I noticed that my house pressure was over 100lbs. I bought a new regulator and installed it ~$30.

When inspecting the old regulator, I noticed it had some gravel in the seat area. I suspect it would have worked fine if I had cleaned it... But instead I spent $80 diagnosing the problem. Oh, and I had to pony up another $80 for the water filtration system to stop the sand and debris that we are getting from the city water supply....

I would be on the side of caution with this one.
Tanks and pressure have the potential to kill.

I like that site I actually learned something that I had known but had forgot over the years of living in the country we don't have the backflow prevention valves out here. Now I see why an expansion tank is necessary. thank you for the Info.

How does the hot tub fill? Is it plumbed into the house system? If so filling it shouldn't bother the pop off. IF you fill the hot tub with a garden hose on the drain valve it will stack the temperature of the water and make the valve release. An expansion tank is a good idea but water heaters worked for years without them.

My next guess would be the hot and cold lines are hooked up backward or the dip tube that is suppose to be in the cold side isn't there.

If its a closed system ie city water where the meter has a check valve in it it needs a expansion tank

I am not sure about the newer ones, but the older pop off valves had 2 separate functions. a spring that opened when the pressure got to high, and wouls reset. A disk that melted when water got too hot and would not reset. You may want to check water pressure. the shock of the valves closing on the tank may be enough to open the spring side, and a shock elimintor or surge tank should help.

Measure the temperature of your hot water by running it into a tin can or such with an oven thermometer in it. If it isn't near where the water heater is set and or it is too high, reset the waterheater. The cooler you set it the less it will cost to heat your water. 120 is common. You shouldn't neet to go over 140 I don't believe. If this is OK check the pressure in the system with a gauge you know is somewhere near new or reads right. If it is OK, probably not more than 50 or 60psi at most, then it is probably a defective T&P valve. They aren't that expensive, I would buy another rather than try adjusting that one unless you can set it up, " on the bench" so to speak, using a known good gauge. If you have a pump and pressure tank system, that is your own well, you already have an expansion tank in the system. You can check it to see there is an "air coushion" in the tip of it to allow for expansion and to be compressed by the pump as it builds pressure in your system. To test, notice if when your pump comes on it runs for 10 or 15 seconds or so. You should run water until the pump kicks in, then turn off the water and see hown long it takes for pressure to build and the pump shut off. If this only takes a few seconds or no time, you need to put some air in the tank. If it is sealed andhas a bladder, possibly the bladder is broken. If it is just a tank, no bladder you need to add air from time to time anyway. Water absorbs the air over time and caused the pump to short cycle. Most tanks have a air valve like a tire valve in them. If you add too much to a bladder tank you can rupture it. I don't remember how to do it right.

If its new then call the person who sold it because they shouldn't pop off if running correctly. I have never seen an expansion tank on one but I have seen one that blew out when the pop-off valve didn't work right. Took out the roof and landed in a neighbors yard quite some distance away.

Please don't adjust the thing it could cause it to blow the tank right out from under you.

They do loosen from use/vibration, ya know.

Doubt if that 60 lbs of water pressure is gonna blow the top out of anything.

Usually its the bottom that leaves first. Because thats where the rust is worst.

But figure the effect of raising 40 gallons of water from 50 degrees to 140 degrees in a tank with no place for the water to expand do (faucets shut off, a check valve at the meter). A few hundred PSI is possible if the tank is strong enough.

Then figure the pressure rise going to steam at 235 degrees when the thermostat contacts (electric) weld or gas valve sticks open. Figure 10,000 btu per hour for round input numbers.

Expansion tank is the correct answer. You can get one at any quality plumbing supply house. Forget Home Depot, Menards, etc. They won't have a clue about what you're talking about.

If there is a pressure regulator (which acts like a check valve) or a check valve in the water feed, you need an expansion tank on the system to allow for the expansion of the water in the hot water heater when the water is heated.

The pressure/temperature regulator could be messed up by age or mineral deposits. I don't turn mine off anymore when I'm gone because minerals that deposit on the relief valve parts cause it to leak as soon as I warm up the tank again.

The valve is supposed to be thermal and pressure sensitive. If either gets too high, it's supposed to release and prevent the heater-tank from exploding. So -if it's popping off - either it is doing it's job and your heater's thermostat is sticking, or the TP valve itself is just plain no good.

I haven't a clue as to what one is "supposed" to do, but I would unscrew the cap, take a screwdriver and tighten the spring tensioner a turn.

This valve is a saftey valve,it opens on excess pressure and temperature.Better leave it alone if you dont know what it does.A water heater can go thru the roof if the valve doesnt release.Plumbing inspectors often find heaters without the valve or installed in the wrong place.

Dan,

Open one up sometime. They are not rocket science and they do work loose.

Just a little threaded cap, a spring and the sealing washer.

Yes, I agree that they have to be on there, but a guy doesn't have to go bonkers just because they dribble/leak a little. Just remove the cap and give 'em a turn. Back in business.

It may be your hot water system needs a expansion tank or the tank has gone bad.
