With hydrocarbon fuels, a large part of the exhaust gases is water. The burning produces water vapor. If the vapor contacts a surface at which is less that 212 Deg, the vapor will condense. After the engine and exhaust system are sufficiently warm, the vapor will not condense. Natural gas, propane and gasoline are all hydrocarbon fuels. When natural gas is burned, 2/3 of the exhaust gas is water vapor. For engines that seldom get fully warmed up, frequent oil changes are necessary.
