I agree that one of the small Japanese-built machines will work better for you, but I think you ought to reconsider the 3-pt finishing mower if you have many obstacles to mow around. A finishing mower is fine for big, open areas, but miserable when mowing around trees - been there, done that. I have come to the conclusion that the ideal mower for a large lawn is a commercial ZTR mower. It won't do the other things you want, but it sure is fast and easy. I have a Scag Tiger ZTR for the lawn and old tractors for all the other jobs.
