806 Diesel Price?

I spotted an 806 last week for sale. Has a FEL (homemade bracket with Ford arms), rubber about 60%. Didn"t get to hear it run yet because he had one of the lift rams off to get packing redone. Has an oil leak at the timing cover and is a used tractor. Comes with duals. Asking $5500 in Southeast Texas. Sound about right or a little high?
