Cecil: All I could add to JB2's advice is in 2005 I'd try spray on graphite in place of the white grease. Depending on the amount of use these type of brakes need regular cleaning. When farming and probably putting 500 to 1000 hours per year on tractor, we cleaned them once per year. Not sure you will get much more than 2 or 3 years even if your only running tractor 50 hours per year.
