Before you get all excited about pulling pistons and sleeves and such, I believe I would pull the head first and see if you see signs of leakage across the head gasket. Much easier fix if that is so, or it could be a cracked block, or leaky sleeve(s), as said. Anyway, either a new head gasket with copper spray on both sides and properly torqued down and/or some Barr's "Stop Leak" might do the trick, before tackling a sleeve job.
