Hi Scott, I'd buy a stock called NFI, a realestate investment trust, trading at $31/share = 645shares that pays $5.60 dividend/share a year or $3613yr, $903/qtr, or a return gross yield of about 18%. Thats $903 every 3mths you have to spend, (less taxes), or a gift that keeps on giving and "if" the price of the stock doesn't drop, you still have your original $20k when/if you sell the stock. You need to buy the stock approx before Mar.21, to collect $903 in April. You "may" also have to pay income tax on the $20k so don't forget about that. T_Bone
