Not an expert, but I will try to recall when I rebuilt my regular.
There is one (two?) large felt seal on the outside of the stub axle. I cannot recall how it is retained. May simply be by the combination of counter bore in final drive housing, flange on axle shaft & bull gear / nut on the inside. I was able to purchase the seal from Rice Equipment (15 years ago).
Zerk lubes the roller bearing that the stub rides on. Bearing is directly behind seal (and maybe flange on the stub). If this bearing is shot, the seal will leak as it is pulled out of place. Should also be very noisy. If filling with grease lessens the leak, may just be this seal.
Is the final drive over full of oil? Should only be about 1 qt in the bottom to lube the pinion / bull gear. However if the seal at the end of the counter shaft is bad, rear end oil will continually be transfered from the rear to the final drive. If enough is there, it will fill up to axle height and leak worse (i.e. much more than the required qt). Can also happen if final drive is full of water from condensation. Do you have to constantly add to the transmission? If the countershaft seal leaks, sometimes have oil on or dripping from brakes.
The counter shaft has 3 felts adjacent to each other, although I know some have been retrofitted with modern lip seal. Replacing this is involved as the final drive has to be removed.
Hope this helps. I have little first hand experience, but some reading and listening. Some guessing too...
