cub 154 lowboy 1969 charging problems

I picked up this 154 for a song. I plan to use it for mowing about six acre yard. My M and my 424 are for the fields. The 154 runs good and the five foot Woods mower is in great shape. Now the problem CHARGING THE BATTERY I'am getting 12.15 volts across the battery, but it is draining down. Off the two leads from the generator I get 7.5 volts. When I take a read off the center and left wires on the regulator, I get 11 volts or so. Off the center and right leads, I get 7.5. Is this a case of the generator not charging properly and the reading on the left of the regulator caused by the battery draining down. I know I'am lost when it comes to the electric system. Help?
