Had one group running a program.pulling folks in by offering them a 10 year deal paid 100% up front. No maintenance allowed period. Just open grassland surrounded by hedge. Roped the folks in on size of land on deed... Then 10 years later, used satellite imagesto measure grass area (hedges/brush grows a lot in 10 years) and billed the owners for the difference in what they were paid and what was on the sat pic also deducting (charging) for brush that had grown up inside the grass area.
That program isn't around anymore needless to say.
