One way to get rid of the 10% penalty is to get a bunch of people at the auction to go along with you and you tell the auctioneer no 10% and when he says that it is still going to happen everyone just leave. If you have no buyers no auction. If everyone sticks together you can stop it. Odds are not everyone will leave so it won't work. I think the reason that they do it is to get the auction they tell the owner that they will guarantee so much money and this is a way that they can make up any shortfall. JMO
