Bout right. The county north of me has had several farms sell at auction this winter and spring. Run'n average for any thing that can be farmed with very little to no develepment potentiol has been $7,000 or a little better.
Roughest farm here in this county sold a few months ago. 120 acres, 30 tillable (if you can call it that, buddy of mine used to rent it, 30 acres is all one field and two passes around it with a 12 row planter to make turn rows took up right at half the field). The other 90 acres was clear cut 10 years ago, not a tree on it as big as my leg and most is so steep you can't walk on it. No minneral rights! Brought $2,500 an acre, winning and contending bidder were both local farmers.
