What may look to like dirt may actually be black mold. Mold also comes in other colors too. Pressure washing will not remove all the mold, you MUST use bleach to remove mold. I first brush bleach on, not spray, because the spray will get all over including your lungs.
Menards has deck wash on sale sometimes and it's free after rebate. I stock pile it. Once a year in the fall, I wash all my houses. Deck wash is a strong bleach. I mix it with water, depending on how bad the mold is, sometimes 25-50% bleach. Use a brush on an extenstion pole, a brush I wash my cars with, and brush the mix on. Sometimes, I have to do this many times, if the mold is bad. With the dry summer, I may brush it on and them do nothing, just leave it. Other times, pressure wash, bleach, pressure wash, bad spots 100% bleach.
Each house is different, sometimes it's the north side with black or green mold, sometimes the east side has orange spots. Sometimes the west side is a pain. Sometimes, I brush on bleach and do nothing if it looks fine. Never had bleach fade my siding. Most of my sidings are white or a wheat color.
