I built a mezzanine (always wondered how to spell that word!) in my attached garage, which has a 12" ceiling. I built it over my work bench, so I made sure it was high enough for almost anyone to walk under, so it is a bit low for walking on top of the mezzanine comfortably. I used 2x6s to construct the framework, using joist hangers. The beam and support posts are triple 2x6s and I used 3/4" wafer board for the floor, so it is plenty strong for the kind of stuff I store up there. It is 6" wide and 30 feet long, with a connection to the landing of the porch into the house.
The mezzanine has been real handy for storing all kinds of stuff, like tires and boxes of this or that. I don"t put anything real heavy, like engines or transmissions up there, as I don"t have any good way of getting them up there safely. But I bet the structure would handle heavy items just fine. The underside of the framework is also real handy for storing longer items, as I added some plywood to make cubby holes between the underside of the floor joists.
In my garage, the area above the workbench was more or less wasted space. I had to build the garage as high as it is to make it attach to the existing house correctly. The mezzanine has helped me make use of some of the wasted volume in the overly tall garage.
At first the mezzanine helped me have more open space in the garage, by putting lots of stuff that had been on the floor up on the mezzanine. Unfortunately my wife and I are both pack rats, and now the garage is about as bad as it used to be. The mezzanine is pretty full.
I think the mezzanine was a real good addition to my garage, and well worth the expense and time it took me to build it. The only thing I would advise is to build yours lots stronger than you need to, and attach it to the wall very well, supported by a ledger board. Good luck!
