A neighbor by me had a similar problem...he gave his son a couiple acers of the farmstead to put a house on for his young family....Kid had saved enough money to buy all the material to rough in the house including well & septic. Kid had only worked on dad's farm , and odd cash jobs for neighbors. He went to the bank to get a loan to finish the inside of the house...basically 15K , was putting the property up as security(was appraised at 60K + just for the acreage) DENIED....not enough job history...so Dad went to the bank he has been dealing with for 40 years...had several loans thru them ...all payed early, had cash in saving & checking....Denied....lack of credit history...due to no current loans and or credit cards...the last loan he had was paid in full 2 years early and it had been over 10 years....Kid ended up getting an off farm job, and got a high interest loan to finish the house...and he also paid off the loan early....Cash is King....unless you need a credit card, and then no credit history is worse than a bad one....Shawn :oops:
