I have a friend that owns a C store and later on put in a car wash. It took quite a while for it to start to break even each month. I think now he has it sorted out. The water and sewer bills for a while eating him up. I don't remember for sure, but at one time the water alone was eating up most of what it made. If you want I can put you in touch with him.
