I have owned rural property in several states and the zoning varies widely from county to county within most states. I learned long ago that the property values were the lowest in the counties with no or minimal zoning rules. Those low property values and minimal rules attract modern day squatters.
That element tends to deflect other higher level buyers, thus keeping property values low. Most people choose not to build a fancy house next to a shanty.
In a "no zoning" county people have every right to live in a junk yard, and many people are attracted to that environment. But, if I buy land in an area that prohibits junk yards, I expect it to be enforced. Most people want the higher property value benefits of zoning, but not the enforcement. They are always asking for exceptions (read the local paper for variance requests)
I carefully chose to purchase and live in an area with restrictions and strict enforcement of zoning laws ( and paid dearly for it with very high per acre costs), but even so, some citizens always want to live without rules.
These people love the higher property values,and brag about their net worth, but still don't want the rules that made it possible, to apply to them.
People that live in the wild wild west, should get to enjoy the benefits and the penalties of the wild wild west. Some people like to live with out zoning rules and there are plenty of places to enjoy that freedom.
But I don't want to live there, and that is my freedom!
