I have one in a town close to me and when I bought it nothing much was for sale. I rented successfully for nearly twelve years, but in that period on time efficiency apartments, hud backed homes and other rental sources [including derelict motels] have sprouted everywhere. Large apartment complexes with 100 plus units that seem to be almost always empty, houses for sale everywhere, there are more places to rent than will ever be renters. Several factories in the area but many who work there own, and the others do not seem to make enough to pay rent, car payments, childcare and pay their way. Wages are generally low, you can get good healthcare at these factories but that keeps the employees at 11 or 12 dollars an hour, seems like you have to rent to some one who tries and can't pay or some one who draws a check and won't pay.
