If your renting to anyone you going to be dealing with people that have little to no common sense. The young and elderly are the two worst tenants you can have. The young because they can be ignorant about anything because of poor education/drug/drinking/being young. LOL The elderly because they can get crazy ideas in their heads and you can never reason with them using facts.
My worse was the one old lady that would turn off her heat when her electric usage got to a certain point. She was smart enough to read her electric meter. When she used so much electric she shut the electric heat off. She then would turn the gas cooking stove on to keep the living room and kitchen warm. She would sleep on the couch. She froze the water pipes twice in the bathrooms before I figured out what she was doing. The thing that angered me was she was worth a lot of money. She had sold two large farms. She did not want the trouble of owning property with the up keep, so she rented. She then would call me raising cane because her water was not working. I was darn glad when she left!!!! The funny thing is the house she rented is one of the best I own as far as energy efficiency. The average electric bill is under $150 and that is for heat and AC. It has a very good heat pump system in it.
