Then you have the tenants who swear they have no pets, so you rent the house to them. A month later you have occasion to ring the doorbell and the first thing you hear is a dog barking inside the house.
I once rented a house to a deputy sheriff. I had him read a clause in the lease back to me that said "NO PETS" so there wouldn't be any misunderstanding. Three days later he called me, said his brother had acquired a hunting dog and didn't have any place to keep it, and wondered if he could keep it. I bluntly asked him what he read back to me when he signed the lease. You can't tell me they didn't have that already planned.
