If moving is getting you down, consider hiring a semi that can move most or all the tractors and equipment in one or two loads. For household items and tools, do your own packing into boxes, then hire a mover to load the boxes into your rental truck. There are a lot of small movers with an owner that knows what he's doing and two or three other strong backs that follow his directions. They can get a lot of hard work done in a short time. At your destination, hire another mover to unload the truck, and then you should do your own unpacking.
Check your sales contract on what condition the property must be in when they take possession. Individual buyers often require no trash and buildings broom clean. At closing the sale may be delayed until things are cleaned up, or a cleanup fee may be deducted from the sale price. The university may or may not be more tolerant. Worst case hire a "Got Junk" type of cleanup company.
