I feel window AC's need to be removed at once a year, taken apart and sanitized with bleach. Window AC's is a great place for mold, unless the tenants are smokers. No mold will grow inside a smoker's AC. You will need to use grease lightning to remove tar.
I've been using window AC's in rental's for decades. They are very cheap. Last longer than you would think with proper care. Assessor doesn't charge property taxes on them like they do a centrals .
Pet urine will cause the aluminum on AC's fins to crumble, especially on the condenser side.
Dust and insects will also choke condenser coils. That's another reason they must be disabled annually, remove mold and choked coils. It's much easier to sanitize window units than a central especially if tenants are smoking more than cigarettes.
