I'm finishing up our house now. Down to hanging lights, painting and such. I've been in construction for 30 years, and currently work as a claims consultant. The first thing to do is get your design and blueprints FINISHED. Know exactly what you are building. Have all your appliances chosen, by make and model number, and decide if these are going to be part of the contract with the general. He can often get better prices. Choose your light fixtures, plumbing fixtures, faucets and finishes before you sign. This lets the contractor give you a firm price. Allowances are often "low-balled" to get the work, and then you end up going way over budget. Specify finishes, paint by color and brand, cabinets by model/finish/manufacturer. Doors by type and style, trim by wood and finish. Flooring by color, manufacturer and number. Write a contract. Hire a lawyer to go over the contract. If you use an architect he can help with standard AIA documents. The contract protects both you and the contractor by establishing what's included and what isn't included. It also provides avenues for resolution of any disputes, without going directly to law suits. Before You Build I haven't looked at this one very much: Home Building Workshops
