Some land owners want to do just straight rent and others will do shares. One size so to speak does not fit all. One arrangement I know of includes making a loader and manure spreader available to the land owner. How bad do you want to give to make an arrangement work? General land rental is in the toilet around here as people with outside money (of farming) are the ones renting ground. There is very little correlation in terms of net profit versus rental rate. Can't pay 200 dollars rent on ground that produces 25 bushel soybeans or 125 bushel corn per acre on average. Then there are the bullcrappers. Tell the landlords what they want to hear to get another year to rent. A guy near by tried telling everybody he was getting 80-90 bushels soybeans per acre when in fact he was getting 8 or 9 bushels per acre. As I share the same crop insurance agent I had that agent look at this guy's supposedly magnificent crop.
