Here in NE Iowa we are seeing more 150 -225 dollars an acre, The 150-160 range is a fair price but the big ones are bidding $200+ On average anywhere the rent should be 6 - 6 1/2 percent of the value of the land. In our area the investors are treating the tenants fairer than the retiring farmers. The investors want their land taken care of and realize that the 6% valuation range is a good return on their money compared to the retiring farmers who want to brag at the coffee shop on how they screwed their tenant and neighbors. Of course those same braggers are complaining because the local coffee shop closed and they can't see their grandchildren because they all had to move away to find jobs. Just me on a high horse I guess
