Tim - 1. $2500/annum Gross or Net. If net GOOD LUCK !! 2. What type of long term use commitment are you willing to make of the land? 3. If long term you may want to consider silvaculture (planted pines) not tree farms. 4. This is big business here in the South although now prices are in the dumps. IMHO this type of operation requires minimal capital investment. Also maintenance is minimal - BEST DAM# ROW CROP I GROW !!! I currently have several acres planted in Large Caliper Rust Resistant Slash Pine. For pulp wood I expect some ROI in the next 5 yrs. (paydown on the mortgage). I have my pines planted for selective harvest every 3 yrs. with property border trees to become saw timber (dimensional lumber i.e. 2x6, 2x12 etc) Hopefully college assistance for the boys. Key is good relationship with local forestry agent to establish a good plan. If not you are just planting trees and leaving it to chance. I would steer clear of accepting US Govt. assistance as in FL they want a 10 yr. string on the land. For that 10 yrs. they tell you what you and can't do on your place, none of which is non-trivial. Balance of my land is used for U-PICK operation which failed miserably last yr and yet to see this yr. For me the U-PICK requires my labor to get it started and little or no investment in harvest other than keeping people in the rows and not trampling produce.
