We ran into the same problem when we sold our last place. House, barn and garage on 10 acres of hayfield. The barn was 26x40, 2 story, plumbed, wired with a heated tack room. The first agent that looked at the place valued it at $500, the same as a storage barn.
The next agent raved about what a wonderful asset it was and sold the house in 2 days.
Look at another agent. Good luck. Roy
