When I sold my last place the agent was about the same way! He told me that all the work I put into fences, extra water spickets, all underground wiring, future conduits, phone lines to the well house (950 ft from house), 90 amp circuit to the bottom of the property for a future building along with phone and water 1000 ft from service. I even had a 24 ft long 18 ft high I-Beam on the front of the shop with a rolling 2 ton electric hoist on it! I even had a 400 amp electrical service too! He told me all this ment nothing to up the value of the property?? He told me in order to sell the place he would ask for 75,000 but I would have to be flexable to sell and he might get a buyer for me? Well I told him I wanted 150,000 for the place he just laughted and said he would not waste his time. I decided not to list it with him and ended the contract we had just started. Here is the good part!! He called me and said I have a person looking for a place and could I send him you way? I said yes go for it. Well the guy cashed me out in 3-days for 150,000 let me live there for 3 months while I got my other place going for free. He was so happy to get a place all set up to be built on. The agent called me and asked what happen and I told him it sold! He asked for a peice of the action and I told him you should have listed it I said it would sell! He got nothing!! Mark H.
