Hey Bill, Hindsight's great, eh? As an underground house inhabitant with an above-grade shop, I'll never build another one that doesn't get buried. Immensely more comfortable both winter and summer and certainly no more expensive to build. Those steel bar joists to support the top floor aren't any more expensive than wood, often cheaper. You do have to pay attention to ventilation. By the way, my insurance co. loves the idea, nothing to burn, blow down, or get eaten by bugs. They did have a little trouble getting used to the idea that I don't need a heating system.
