I was in the same boat you are, wanted a dozer, seemed to always see jobs I needed to use one for. A few years ago I rented one, got a 550G Deere for a little over a thousand a week (pretty cheap considering repair costs). Got a lot of stuff done and learned a lot. Mainly that it was the wrong size for me to own, I needed something smaller for every day and something bigger every so often. I bought a skid loader (65 hp) with tracks (got it for $6000, really good 1845C Case plus $700 for tracks and spacers). I can do more with it than I can with a dozer (never realized how much I needed the skid loader, stacked 100 round bales perfectly in the barn yesterday in a little over an hour). Then, when I get enough jobs saved up for a really big dozer I go rent one.
