Don't run it down. that is just the way that land is. LOts of land in NE Colo sells like that. You could probaly buy for 200/acre. That what I value mine at, and it is farm land. Not done with it yet though. 75 miles west to the "front range" Fort Collins-Denver, it is 50,000 per 1 to 5 acre plot. Location, location, location.
