Roland, What do you have in mind? A year round lease or seasonal for hunting? What are you willing to provide and what will you Absolutely Not Tolerate. Here in Central Texas the going rate...a ave rule of thumb.....is $1000/gun (deer/turkey,falldove, spring turkey lease), you provide a REC pole with a meter. This is not year round! If you have a old house, or shack good, set buck size limits, here nothin less than 6 points and 18 in rack or over 12 with 26 in racks, Kill all freeks and 2 yr old spikes get them out of the gene pool!. your area will need adjusting for the size requirements. Are you willing to give up fishing rights on private tanks or stream/rivers on the property. We Do Not. Are there Livestock on the property? will they be there during season , If a nimrod kills one...he just bought it at an above ave price. If the hunters do not like the livestock and it is leases out for grazing they may opt to buy the grazing lease each year so there are no animals there at all. Write a contract that stipulates the terms you are dictating. Like if some one get hurt they are responsible, and that outdoor activits are dangerious. They are there at your pleasure. The first time one tells you how to operate your Farm/Ranch, RUN HIS A$$ OFF!!! It is still your place and you are providing a place for them to enjoy the outdoors. There are still many more things to concidser but just not enough time and space to tell, But you get the picture I think. Hope this helps! Later, John A.
