Can't believe the prices of tractors in So. CA

Hello I'm new to your forum and a great one it is. I have a 1941 9N, and my next door neighbor has been looking for one in the Southern California, San Diego County area for a long time . He doesn't necessarily need a Ford , he just wanted a good old tractor for light duty work on our 5 acre parcels. I keep reading forums that say that $3000 is way too much for a 9N ,But you can't buy one in this area for less than $6000. One person said you can get them in West Oregon or Washington for in the $1800 range. ???? I remember that I searched for my tractor for quite a while and bought this 9N for $3500 and that was in 1993. It has a nice Gannon type scraper and one of those mostly useless add on hydraulic front lifts with manual bucket. Anyway my point is that when you guys refer to tractors being too expensive, you must consider the area that we live. Tractors for sale in this area are far and few between so it is apparently a question of supply and demand. If any of you know of a decent tractor for very light duty in the San Diego County area at a reasonable price , I would be very interested. Thanks.....Dan
