My family first leased out for oil and gas in the 90's on some property we own in west KY. Our leases are $18 an acre per years and 12.5% of the petroleum paid in oil or gas (trucking costs me 2.5%) for a net of 10%. Pipeline (gas transmission) right of way for $10 a foot, and road leases for $500 a year plus maint. When they finish they have to reclaim to present standard.
