I live in my timber and do that anyway. Have land? Somebody's going to hunt it. Better to know who and that they're following your rules. I see the same guys every year. They give me some money and know it's a bargain, not to be lost. Primary responsibility is to run off anybody who's not part of the club. My guys take a lot of deer and turkey. Coyotes are fine. Leave bear alone, I like them around. No ATVs and my wife always has the right-of-way. Works out very well. First couple of weeks I see more of these guys than their families do.
