OT/land on Ky/Tenn border

I was talking to a guy at an auction here in Michigan yesterday. Said he moved up here three years ago from the Summershade/88 Kentucky area,between Albany and Glasgow. He claimed land values there had colapsed there almost as bad as they have here in Mi. Said all the mills had closed and that was the poorest area in Ky now. Can anybody there confirm that? I love it down around there and would go there in a heart beat if I could find something there and sell mine here.
