It's one of those things you just can't tell until you get into it; besides the above, rarer possibilities are too thin or too-long unchanged oil for usage, prematurely worn oil pump, restricted flow somewhere or restricted oil pump intake, , bad sending or receiving unit if gauge is electric. But to be on the safe side you have to price it on the most expensive repair. You might look carefully to see if the engine looks like it's been apart or pan dropped (engine too clean? new gasket edges showing? clean bolt heads?). The seller might actually know what it needs and thinks he'd lose by repairing it before he sold it. Good luck.
