One of my best freinds is trying to sell his home right now, cause he found his "Dream Place" in a foreclosure sale. He paid $170,000 for it 5-6 years ago. He and his wife have refinanced a few times to(as the lender says) utilize their equity as cash (based on appraisel). So now he is trying to sell his house for $239,000. Well, that would be nice for downpayment right?? Get this, he said if they get what they are asking, they would have $10,000 for a downpayment after they pay off the current mortgage after the sale. Ya, SOME lenders sure do help you out dont they. I couldnt beleive it. I wish him the best, but he'll never sell the home for asking price, will come out with $0, finance more than he has now, cause the lender makes it APPEAR, that his cash flow is fine. I told him stay where he is and pay the flippin mortgage down and quit borrowing against it for things he wants but cant afford at the time.
