It's always a good idea to have other options. The fact that its been on the market for 10 months should be an indication that other people aren't real interested. Make an offer a little under the appraised value with a good size deposit. A good realtor could help. Check out a few realtors as good ones can be hard to find. The realtor might be able to explain that you can't get a mortgage for any more than offered, even if you can or have the money. Offering a little under the appraised value allows for some negotiations. Without an offer and deposit, what reason does the seller have to take you seriously? I agree with putting a 30 day or less time limit on the offer. Don't let the seller know that you're really interested. Say you've got some other properties to look at if a deal can't be made on this one. Lots of tire kickers for everything that is being sold. I had to walk away from a property that the seller wanted too much for. It never did sell. If the seller really wants to sell the property, they will negotiate the price. Money right now is better than holding out for money that may not come. There are other properties, you need to be prepared to walk away if the seller is unreasonable.
