If your landowner is also a cattleman I think 50/50 would be fair. He has a need for that hay, he isn"t like the land owners I deal with that just have the property, and are looking for economical ways to maintain it. In my case though one property owner lets me use 7-10 acres of old unused pasture, but he has the expense of maintaing the 60+ more acreage that is orchard. So, I feel like I will need to kick something back to him because of todays high cost of doing anything. So, I would think half of the hay sales? What do you think would be fair for 7 to 10 acres "rented"? I don"t know what ag land rent in our area is. I probably need to call the local extension office.
