My son and I have bought two farms in the last 6 months, both from people we know and trusted. A 50 acre tract and a 120 acre tract.
We secured financing, went to the local title and deed office, they prepared all of the papers.
We met at the title office, along with sellers and bankers. Signed all of the papers, walked out and didn"t cost us a dime other than the fee the title office charged. Something like $250
Both tracts had long time boundaries and did not need a survey. We worked through Farm Credit Services, they did send out their appraiser on the last tract, he went over the legal locations with a fine toothed comb and all was OK.
I would not think you would have trouble finding a buyer, do some leg work on your own and pocket a bundle that the realator would have made.
