As mentioned below - what he wants and what he gets are two differant things - ever pay sticker price on car? Then again not all auctioneers are equal. One that's screwed everyone and their dog will not attract the quality and quantity of bidders that some "good" auctioneers will draw in. They might earn their entire commission by making a few choice phone calls to some people they know are looking.
As for auction prices - it must depend on the area. I know in NE Kansas auction prices set the realestate market prices - no shortage of bidders to make you wonder who has all the money.
