I sold a place one time and they wrote "tractor implements" on their counteroffer, as being part of the sale. I had a few odds and ends of junk around, so said fine, and signed. I had an Oliver 550 diesel, but it was on an uncle's farm 3 miles away, so didn't think a thing of it.
We had 30 days to vacate, and they came over a couple times to see how the well worked, etc. The second time, I had brought the Oliver home, and he asked me to show him how to start it. I said there was no reason to, because it wasn't his. He reminded me of the "tractor implements" clause, and I reminded him that what he saw was what he got, and that didn't include the Oliver.
He continued to whine and threaten lawsuits, and I guess the broker finally bought him a second hand lawn tractor to shut him up. There was a floor safe under a basement bathroom vanity with a false floor, and to this day (20 years later), I wonder whether he ever found it, or just didn't have the nerve to ask for the combination.
