Value of unrestored F-12

I an trying to get an idea of the value, for insurance and/or possible sale, of an unrestored f-12 which I own. Serial #FS110132. Tractor has not run in approx. 16 yrs. Has been kept inside and fluids changed and circulated a couple of times. Approx. 80% of paint is still on and shiny. Only rust problem is on rims near valve stems. Spoked wheels front and back, rear fenders and no dents on any metal. Oil pan, head and transmission cover removed a few years ago, no rust, gunk removed and well oiled. Weld on block above fuel pump from before I owned it and weld on head (thin part between lifters and outside). Needs magneto, carb, and fuel pump rebuild, thrust bearing on governor shaft, and front holder for rocker arm shaft. Other than gaskets and seals my probing has revealed no other major problems. Compression is good, back fired once, all parts turn freely. Has overdrive transmission. That's about all I can think of, Thanks!
